- → No financing contingency. We close with our own funds and existing lender relationships, so the offer does not depend on a new mortgage approval.
- → No commission. Direct from you to us. The 6% you would pay a listing agent stays in the deal.
- → Reasonable diligence, fast close. We schedule an inspection and a title review like any responsible buyer — typically 14 to 30 days from accepted terms to close, depending on title and tenant turnover logistics.
- → As-is acceptable. Deferred maintenance, problem tenancy, vacant building — share the honest picture. Our offer factors it in; we do not re-trade later.
- → Local operator. Iowa-based owner-operator. Local attorney and local title company. Existing tenants stay with the property.
