  • Direct buyer. LowerHoldings, LLC purchases for its own portfolio. We are not assigning contracts, not wholesaling, not flipping. Title goes to us at closing.
  • No financing contingency. We close with our own funds and existing lender relationships, so the offer does not depend on a new mortgage approval.
  • No commission. Direct from you to us. The 6% you would pay a listing agent stays in the deal.
  • Reasonable diligence, fast close. We schedule an inspection and a title review like any responsible buyer — typically 14 to 30 days from accepted terms to close, depending on title and tenant turnover logistics.
  • As-is acceptable. Deferred maintenance, problem tenancy, vacant building — share the honest picture. Our offer factors it in; we do not re-trade later.
  • Local operator. Iowa-based owner-operator. Local attorney and local title company. Existing tenants stay with the property.

What we acquire: 2 to 12 unit residential multifamily, single-family rentals, and small mixed-use properties anywhere in Eastern Iowa (Iowa City, Coralville, North Liberty, Cedar Rapids, Muscatine, Davenport, and surrounding).

What we don't do: contract assignments, wholesale flips, or "find a buyer for you" deals. Every purchase is a buy-and-hold acquisition closed in our own name.
