LowerHoldings, LLC is the Iowa-formed limited liability company that owns the rental portfolio. We operate publicly under the trade name LowProp, which is registered with the Iowa Secretary of State.

How we operate
Direct ownership, in-house management.
Every property is owned directly by LowerHoldings, LLC and managed in-house on the company's behalf. No third-party property managers between us and our tenants. Decisions get made by the team that signs the checks.
Bookkeeping
Stessa with bank-feed reconciliation and per-property P&L tracking. Books close monthly.
Leasing & rent
Baselane handles applications, screening, lease docs, and rent collection.
Maintenance
Vetted local trades on retainer for plumbing, electrical, HVAC, and general repair.
Banking
Local Iowa community-bank relationships, with property loans held under a single operator.
Insurance
Unified umbrella structure across the portfolio, placed through a local agent.
Accountability
When a tenant calls, the call lands with the team that operates the LLC — not a third-party manager.

Buy-and-hold only. Not flipping, not syndicating. Properties get better over the years the LLC owns them.

No surprise rent jumps. No nickel-and-dime deposit deductions. Full compliance with Iowa landlord–tenant law.

Every dollar of revenue is tracked. Every dollar of expense is categorized. Reconciled monthly.
Portfolio scope
29+ residential units across Eastern Iowa.
Current portfolio is concentrated in Iowa City, Coralville, and North Liberty — single-family homes, condos, duplexes, and one small apartment building. LowerHoldings, LLC adds one to three properties per year, when the numbers, market, and operational fit align. Active acquisition targets extend into Cedar Rapids, Muscatine, and Davenport.
